We love working with our senior citizens! It is important to understand their situation, as a seller if they have an “Over 65” tax exemption on their home. They may be selling in order to purchase a smaller home or to be closer to family, but they may also be moving into an assisted living facility. The “Over 65” tax exemption can be moved to a new home at any time during the year, unlike the homestead exemption. Be sure to advise your seller to meet with the appraisal district if they are purchasing another home in Texas within the same calendar year. They can advise them whether to move the exemption to their new home or leave it on their current home. It may be that it is best to leave the exemption on the home they are selling, but it may be just as likely that they may need to move it to their new residence. Their decision impacts how taxes are prorated at closing. Please have this discussion with your seller well in advance of closing so that taxes are prorated correctly.
