After all documents are executed, money collected and disbursed, papers are recorded at the county clerk’s office, and title is searched to the time of recording. Title Insurance: The Process
- Search the county records to determine the “chain of title” to the particular piece of property involved in the transaction. This search shows ownership and encumbrances.
- Provide a title insurance commitment. This shows a list of requirements necessary to make your title marketable and to make us willing to insure it.
- After closing, provide you and your lender with a policy of title insurance.
